Redevelopment Plans

Stockland Trust has resubmitted a A$200 million expansion proposal to Townsville City Council. A plan to expand Stockland Townsville, which included a Myer
Myer
Myer is Australia's largest department store chain, retailing a broad range of merchandise including women's, men's and children's clothing, footwear and accessories; cosmetics and fragrance; homewares; electrical; furniture and bedding; toys; books and stationery; food and confectionery; and...

store on the corner of Nathan Street and Ross River Road, was put on hold in February 2009 due to the effects of the global financial crisis. However the development application was resubmitted by Stockland Trust and approved by council's Planning and Economic Development Committee on 9 September 2009. The redevelopment plans include extensions on the old service station site on the corner of Nathan Street and Ross River Road and the Commonwealth Bank site. It would comprise a three-level building with 13,372sq m of floor space. Two levels would be set aside for Myer, with a mezzanine

floor above and roof-top parking. The bus interchange would be refurbished and extended on Ross River Road and Elizabeth Street, and a major traffic access point and loading dock would be located in the middle of the building on Nathan Street.

Myer

Myer is understood to be in a hurry to cement a location to bolster its ranks ahead of an expected float on the Australian stockmarket. Myer general manager (communications) Mitch Catlin said it was still negotiating the location of its new store. We are working with potential landlords in the city and in light of this (Stockland's) announcement are currently reviewing available options in the city, he said. Stockland spokeswoman Katie Lennon refused to respond to the Myer statement, but said it was pleased council approval had been granted.

A retail expert said Myer was ready to jump ship after originally pledging its allegiance to Stockland after a long and heated bidding war from rival shopping centres. If Stockland can't do something for Myer then they want to get their options out there, he said. Myer's location would hinge on the viability of the Stockland redevelopment which had already been scaled down once due to the economic environment.

MYER will be built at Stockland Townsville, opening in 2012.

Stockland redevelopment that will deliver Myer to Townsville is already changing the retail landscape of the city.

Stockland centre manager Ian Robertson said the development was changing the retail landscape of Townsville as it would be the first time a major shopping centre has gone to two levels of retail space. "The pouring of the first suspended slabs that will form the new Woolworths tenancy is now underway and we are preparing to pour the suspended slabs that will form our two-level Myer store," Mr Robinson said.

"It is an exciting milestone for us and you can see from the aerial shots how the development is rising from the ground further each week."

The old IGA supermarket, Commonwealth Bank building and Nathan St multi-level car park were demolished in November to make way for a new concept Woolworths and state-of-the-art three level car park.

On completion, the development will increase the gross lettable area of the centre to about 46,000sq m and include a 12,000sq m, two-level Myer store on the corner of Ross River Rd and Nathan St.

"We have removed three large buildings and have been able to recycle about 37,000 tonnes or approximately 80 per cent of associated waste materials," Mr Robinson said.

"There has been more than 6000sq m of ground slabs poured to date, much of which has incorporated a recycled component into the mix helping us to work towards achieving our aim of a 4-star, Green Star rating.

"With the pouring of the first of our suspended slabs, we are on track to open the first stage of the car park and new concept Woolworths store late this year as per our development schedule."

The development is expected to be completed mid-2012 and will boast over 180 specialty stores with a focus on high-end fashion, hundreds of new customer parking spaces and improved bus interchange.
