 and the former General Cinemas which had closed in the mid-1980s. The construction of the mall was unique since it incorporated the previously built structure of Sears, signs of this being the difference in building materials between Sears and the rest of the mall. The mall opened for business in Summer August 17, 1994.

The mall is credited with bringing sprawl and strip development to Saugus, especially along the Route 1

 corridor. Route 1 through the area is a 6 lane highway (3 lanes in each direction) with a speed limit of 50 mi/h. The increased traffic from the mall and its exit/entrance ramps has led to increased traffic and car accidents along the Saugus stretch of the highway.

, one of the malls anchors, filed for bankruptcy protection on Monday May 4, 2009. New York’s Crown Acquisitions, with the Chetrit Group as its partner has made a bid to buy 17 of Filene's 25 locations including their famous Downtown Crossing location which closed for reconstruction and is now stalled. The Square One Mall store is not included in the 17 stores to be purchased and is expected to close.  residents can only access the mall by car or by taking a bus in the opposite direction to Malden Station and then transferring to route 430. The MBTA has not done anything to extend the route due to the fact that many rush hour commuters would be inconvenienced by this extension and there is a lack of resources to meet the MBTA's requirement of bus frequency, sixty minutes or better.
