The suburb name commemorates an early settler, John Wellard, who in 1860 owned Serpentine Farm about 7.5 km southeast of the suburb. A government townsite with his name was declared in 1923 but cancelled in 1960. Wellard was approved as a suburb name in March 1978. At the time of the 2006 census there were 1,660 people living in the suburb of Wellard. The ABS reported the most common responses for employed persons usually resident in Wellard were Technicians and Trades Workers 24.1%, Clerical and Administrative Workers 16.1%, Professionals 13.9%, Managers 10.9% and Labourers 9.5%.

Village and shops

At the heart of the estate is a planned Village Centre. A train and bus station is already established.
Located adjacent to the Wellard Train Station, the proposed main street has been designed to incorporate a mix of retail, commercial, community and residential components putting employment opportunities, recreation and leisure facilities within easy reach. There are plans for a local supermarket, cafes, medical services, newsagency, child care centre, community centre, boutique stores, cafes and restaurants with alfresco dining as well as offices.

The Village at Wellard Senior Project Manager Trevor Finlayson said there was still a long way to go before the centre was operational. "Once an anchor tenant is found, planning, detailed design, approvals, leasing and financing for construction will take approximately 18 to 24 months," he said, "and then construction another two years after that." Mr Finlayson said the Wellard Joint Venture was doing what it could to move the project along. "Supermarket operators have advised they require significantly increased resident numbers in the catchment area before they will commit to becoming the anchor tenant. The current financial crisis has impacted on our time frames, with financiers generally being reluctant to fund any new development projects," he added.

Wellard station is located 37.3 km (23.2 mi) south of the Perth central business district. A journey by train from Wellard Station to the CBD of Perth takes about 29–31 minutes. A journey from Wellard station to Mandurah station takes around 22 minutes..

A further two public primary schools and a middle school is planned in Wellard. Several well-established primary and secondary schools and TAFE facilities are also located nearby.
