. Originally built in 2005, it still has future developments to come. The Mall "Te Awa" was completed on August 2011 and The Base is now the country's largest shopping complex.

History

The very first stage of The Base development opened on 29 July 2010. This showed the construction of The Warehouse, Dressmart, Briscoes, and a few other shops. The place soon changed, and more developments were made, making it a desirable retail destination.

The addition of Stage 1 of the "Te Awa" mall (designed by Ignite Architects) makes The Base New Zealand's largest retail centre by rentable area under one ownership at 61594 sqm. The Base Te Rapa Limited is 100% owned by Tainui Group Holdings Limited.

Stage 2 added a further 6000 sqm and an additional 40 tenants which opened in November 2010. Te Awa customers have complained about the glare from the extensive use of white tiles and from the roofing material. However, the design and nature of the mall has also been highly praised.

Stage 3a opened on April 2011, adding further stores to "Te Awa" and ranked it as New Zealand's largest mall.

During August 2011, stage 3b opened which brought the completion of the ground floor and more tenants to the mall. Including the 6 Cinema Complex of Hoyts. The Cinemas have been dubbed as 'The Best Movie Experience in Australasia'. Hoyts is located on the First floor of the mall, and features a unique food emporium, the Xtremescreen (which is the largest all digital screen in New Zealand), and Hoyts' first ever 'D-Box' Cinema. D-Box is a new Cinema design, which gives movie-goers an experience of 4D movies. This final expansion took the total rentable area to 80000 sqm.

Consent from the council has also been granted, for The Base to further develop in it's northern section. Tainui have plans to develop community based centers, like medical center and a police station, further office space, and even a Hotel. The Base is one of the top three major retail destinations, in New Zealand. The Shopping Complex, feature over 144 stores and has over 2392 free car parks.

Ownership

The Base is fully owned by the Iwi

, and was formerly the site of the Te Rapa Air Force Base, which closed in 1992. This former use is the origin of the complex's name. The land was returned to the Tainui people in 1995.

Tenants

Main tenants include The Warehouse, Briscoes, Bond & Bond, Rebel Sport, Heatcoate Appliances, a Hoyts Cinema and Mitre 10 Mega. Dress Smart, Waikato's only outlet mall is also on the site.

In 2002, The Warehouse Group signed up as the anchor tenant of The Base, and later became part of a joint venture

 company with Tainui to operate the mall. The Warehouse's store and numerous others opened between 2005 and 2007, among them one of the country's biggest Mitre 10 mega stores. In 2007, Tainui Group Holdings paid $37.4m to buy out The Warehouse Group's 50% stake in the joint venture company.

The Farmers Trading Company agreed to become the anchor tenant of the new 26000 sqm mall extension, the second phase of the complex's development.
